Interest only home loans

Interest only mortgages allow borrowers to delay paying the full costs of purchasing a home until a later date.  During the fixed term of the interest only loan - usually up to ten years -  the borrower can direct funds into other investments.

Usually a home loan consists of principal and interest and the repayments made go towards reducing the debt.  With an interest only loan, you only pay the interest payments, which results in lower repayments for you.  You can then choose to direct the extra cashflow elsewhere, which might be home renovations or other investments. 

Once the fixed term period ends, you can either revert to a principle and interest loan, or pay the total remaining debt in full.

An interest only home loan is suitable for you if:
  • you want lower repayments
  • you don't want to wait to purchase a property
  • investing in a second property is your financial plan
